A two stories building of 1900, a landmark and typical sample of the Athenian Neoclassic Architecture situated close to the old silk factory (Metaxourgeio) - now the Municipality Gallery of the City of Athens - in a district full of small theaters and gourmet restaurants. Located in proximity to 3 subway stations (Omonia, Monastiraki, Metaxourgeio) away of the city's center and it's entrance from the north & west highways.
 
The regeneration of the Metaxourgeio and Keramikos districts is a serious construction activity implemented and monitored by the Hellenic Ministry of Development in collaboration with the Municipality of Athens. With a 70 million euros budget development, the project aims at the refurbishment of nearly 40 neoclassic buildings plus the creation of promenade and cycling lanes, kindergartens and parks.
 
The Germanicus Estate has been renovated and converted from an old house into a multiple function space, an art gallery, a showroom, an office and or a wine bar restaurant.
The entire project has been designed and supervised by the renown designer Yannis Tseklenis who has signed the development of the first Art Boutique Hotels in the Greece since the early nineties, amongst other various holiday housing settlements and the successful designs of the country's pubic transportation new buses, trolleys and trains.
 
In the Germanicus property he a achieved high value for money result combining contemporary aesthetics with the area's architectural history. Inspiration and balanced developing actions led him in promoting the very special building out of the standardized neoclassic type form.
 
The works of the facades have been concluded with all due respect to the existing architectural morphology while the interiors' industrial design approach, was realised with the use of “brut” and “earthy” materials.
 
The building consists of two - same size - levels covering the entire terrain of the 146 sq. meters plus a 35 sq.m. fully equipped penthouse. Both levels are open spaced and are lit naturally through skylights. The walls are plastered grey green and the floors covered with planks of peach pine while in the bathrooms and toilets, a generous portion of Penteli marble has been used.
 
The building is equipped with all the contemporary electromechanical infrastructure.
